Tucked away between Rainier Avenue S and Martin Luther King Jr. Way S sits a new 28-townhome Denizen Development site in the Atlantic neighborhood of Seattle. Centrally located near the I-90 entrance, the Holgate townhomes offer affordability and convenience while maintaining high construction standards. 

Surrounding a central driveway of pavers and concrete, and containing drought-tolerant and native landscaping and bio-retention planters, the units were built with homeowner comfort in mind. With averaging blower door scores of around 2.25ACH50, R-60 and R-23 ceilings, and wall insulation values, ductless heat pumps for space heating, high-efficiency gas tankless water heaters, ENERGY STAR appliances, and LED and CFL lighting, the Holgate Townhomes boast of energy efficiency. Beyond the energy savings, the units are all equipped with low-flow plumbing fixtures to reduce potable water use.

A mixture of metal, HardiePanel siding, and lap siding clad the exterior with splashes of bright yellow, green, blue, and red paint over a full exterior rainscreen detail and commercial-grade housewrap. The rooftop decks are equipped with bamboo composite decking, and the units with garages contain motion-sensor exhaust fans and are pre-wired for electric car chargers. The interior includes a mixture of polished concrete floors, pre-finished engineered laminate flooring, and carpet-all with third-party indoor air quality certifications.

Currently, 13 of the 28 townhouses have been certified, while the remainder are finishing up construction.
