Martha Rose Construction: 5-Star Esplanade House
This month’s featured project is a beautiful 5-Star single-family Esplanade House in Ballard. Built by Martha Rose, of Martha Rose Construction, and verified by Dan Wildenhaus of Atmosphere this home included numerous innovative green features such as a 3,000 gallon rain barrel on site, photovoltaic panels, solar hot water, a heat recovery ventilator and even automated bathroom faucets. For a more complete inventory of the many green strategies used, please see below. Martha Rose continues to exemplify the best practices in the building industry, and proves that green building at the highest levels is achievable in demand in every market. With her previous town homes at Rainier Vista in South Seattle, Rose was the first to achieve the 5-star level for a speculative building project. She is a leader among her peers in the Northwest, and at the 2007 Built Green Conference she was presented with a Built Green Pioneer Award.

Some of the many green features include:

Site and Water Protection

  • 3,000 gallon rain barrel to collect and save rain water for irrigationn
  • Pervious pavers strategy used for entirety of the driveway, infiltrating 100 percent of rain from driveway area
  • Used automated bathroom faucets along with dual flush toilets for water conservation
  • Amended all soils on site to 8 to 10 inches
  • Preserved existing native ferns, summer lilac and dogwoods as landscaping
  • Donated existing bamboo plants and hydrangea for immediate reuse
  • Limited garage size to one car
Energy-Efficiency
  • Photovoltaic panels integrated into electrical panel
  • Evacuated tube solar hot water collector and integration to tank storage
  • Advanced zone heating including high efficiency electric radiators and high efficiency gas fireplace
  • Heat recover ventilator captures heat from air being vented out of the home, to pre-heat the incoming air (91 percent heat recovery) and is set to automatic timers to 20 minutes per hour
  • Triple pane windows with a U-value of 0.25
  • Average wall insulation of R-27 through use of combination of blown in foam insulation, and rigid insulation panel. Average ceiling insulation is R-40
  • Heating equipment located inside the thermal envelope
  • Energy Star appliances throughout
  • Installation of programmable thermostats
  • Used light colored interior finishes to reduce lighting loads
  • 75 percent of lighting consists of compact fluorescent fixtures and bulbs
Material Use
  • Rain barrel is made of FSC Certified lumber
  • Extensive jobsite waste recycling program, and donation program for salvage material
  • Use of products with recycled content, including insulation, drywall, tile, soffit material, countertops and door knobs
  • Used finger-jointed pine moldings
  • Use of engineered headers, advanced framing technique, and two-by-eight floor joists
  • Use of rapidly renewable bamboo for cabinetry
  • Used recycled content carpet product
  • Locally sourced cedar siding will last 50+ years
  • Used a roofing product warranted for 50 years
  • Provided built-in recycling center
Indoor Air Quality
  • Automatic fans and filter within heat recover ventilator manage air circulation and filtration strategy
  • Installation of a ductless heating system
  • Use of low toxic caulks and adhesives, as well as interior finishes
  • Wirsbo Polyethylene piping used as a PVC alternative
  • Installation of whole house fan
  • Water management system ensures that all water leaves the immediate footprint of the home
  • Footing drain under the slab and tiger drain over elastomeric foundation coating
  • This home has no medium density fiberboard, no wafer board and no particle board

HomeStreet Bank Launches Fourth Annual "HomeStreet Community Housing Awards"

The program will grant seven $10,000 awards to nonprofit community organizations serving housing-related needs. The HomeStreet Community Housing Awards will be given throughout the areas where HomeStreet Bank branches are located. Applications for the awards may be submitted now through May 11, 2007.

The HomeStreet Community Housing Awards program supports organizations that help individuals and families with low to moderate incomes achieve the security of a home. An eligible organization must be a 501(c)(3) that provides transitional or affordable rental housing, or helps people move along the path toward homeownership.

Organizations located in the Washington state counties of King, Pierce, Snohomish, Thurston and Clark; the Greater Portland area; Salem and Hawaii are eligible to apply for a HomeStreet Community Housing Award. Applications for the HomeStreet Community Housing Awards are available online at www.homestreet.com/community/awards.

Letter from the Director

Those of you who attended the Built Green Conference on March 12 already know the great success it was. When the dust cleared, over 750 attendees and 73 exhibitors had gathered in Everett to make the 2007 conference the most vibrant and dynamic yet. In addition to the outstanding networking and forum for green products and services, I believe it was our best educational offering to date. Speakers Hunter Lovins and Joe Lstiburek captivated a standing- room only audience in the morning, and our afternoon breakout sessions were outstanding. The conference also included our awards presentation for the 2007 Built Green Hammer and Built Green Pioneer awards. I'd like to take this opportunity to recognize these outstanding program participants, innovators and leaders.

Going Green at the Beach"Going Green at the Beach" Gets Going in Stanwood
Dozens of Built Green member firms are participating in "Going Green at the Beach", an educational demonstration project now underway at Warm Beach in Stanwood. A 'deep green reinvention' of a 100-year-old waterfront property owned by Dave and Anna Porter, the project was designed by GMS Architectural Group and is being built by Chaffey Homes, with technical assistance from Diane Glenn of The Construction Consultants, engineering by DCI Engineers and financing from Countrywide Home Loans. Numerous other Built Green members are sponsors for the project. .

The first of its kind in Snohomish County, this project is an exciting showcase of green construction, and will eventually serve to educate the public on green building techniques and products. "Our intent goes beyond showing a beautiful finished home, although we'll certainly do that, too," explains Pam Worner of Green Dog Enterprises, whose firm is handling marketing, education and PR for the project. "Through our website, presentations, tours and media coverage, we'll also be providing detailed information about how the home was built." Although still at the framing stage, the project has already been featured in the Everett Herald and the April issue of Builder News, been presented to attendees at more than a dozen industry and consumer events and is attracting an average of 35 visitors a day to its website, www.goinggreenatthebeach.com.

"Every element that makes the home 'green,' from the deconstruction of the original structure to the blowing in of the foam insulation to the installation of the green roof segments and living fence will be explained in text and photos, with links provided for more information," Worner continues. "Working closely with Chaffey and our product suppliers, our goal is to give both the industry and consumers an inside look at why choices were made, how they were implemented and how the products and systems perform."

The home is scheduled to be completed by the end of August and is planned to meet the certification requirements of five green building programs, including Built Green. is a comprehensive source of information on state, local, utility and federal incentives that promote renewable energy and energy efficiency. DSIRE is a great source of information for what incentives/rebates are available for a more energy efficient project. If you are looking to develop a greener project, but the higher costs are holding you back, search through this website to see if you can apply for one or several rebates to help make the project affordable. How To Inventory & Monitor Small Woodlands

Participants of this two-day intensive course will learn how to use basic forestry tools and data collection methods to create an inventory of their forest resources and implement a monitoring program. The Game of Logging

King County

King CountyKing County, Seattle announce financial incentives for green housing

At the fourth annual Built Green Conference on Tuesday, King County and the City of Seattle announced a new incentive for residential development projects to go green. The King County/Seattle Built Green™ Incentive provides funding for single-family residential, town home and community development projects to help offset the cost of certifying and designing innovative projects that meet green building standards. Eligible projects may receive between $2,500 and $15,000 depending on the project type and level of green design and building elements employed.

As local governments draw the connection between water conservation and quality, stormwater runoff, and residential development, incentives for the development industry to reduce their impact on the environment and conserve valuable natural resources have become increasingly important. The new grants, which will be competitively awarded, are funded through the King County Department of Natural Resources and Parks, Water and Lands Resource Division and Seattle Public Utilities.

Built Green™ is a residential building program that provides a rating system for single and multifamily housing projects, remodels and community developments. The program certifies projects at the 1- through 5- star level based on the number of points a project earns in categories that highlight energy and water conservation, healthy materials, and minimized impacts to the property. Seattle and King County who helped developed the program in partnership with the Master Builders Association of King and Snohomish Counties rely on Built Green™ as an industry benchmark for green residential development.

The King County/Seattle Built Green™ Incentive was established to encourage developers, builders, and residents building new homes to use green building standards while attempting to address barriers such as higher upfront costs for projects. Grant award projects will serve as demonstrations of high performance, replicable, green housing for the region.
