This month's featured project is Croft Place Townhomes, a 3-Star townhome project in Seattle's Delridge Neighborhood. Developed by the Delridge Neighborhood Development Association, the 21-unit project is a model of quality, environmentally friendly affordable housing. Winner of the 2008 Built Green Hammer Award in the multi-familiy low-rise category, this project not only incorporated green design and building strategies, but also took the next step to include community residents in designing community-wide artistic elements to establishing a sense of place. Croft Place Townhomes is one of the great examples here in the Pacific Northwest that demonstrates how green building can be realistic for affordable projects.

Some of the many green features of the project include:

Site and Water Protection

  • Home was built on an infill lot
  • Existing native vegetation and trees were preserved
  • Minimum of 30% of existing trees were retained on the site
  • Amended soils depth to eight to ten inches
  • Wood waste from site was ground for re-use
  • No turf grass used
  • Used low-toxic outdoor lumber for landscaping
  • No clearing done during winter months
  • Buildings clustered to provide sense of community
  • Homes are within 1⁄4 mile of a public transit stop

Energy Efficiency

  • More than two percent of energy for homes provided by solar photo-voltaic panels
  • Homes modeled to be ten percent more energy efficient than code
  • Fully insulated corners and interior/exterior wall intersections
  • Centrally located heating system inside the heated space
  • Located water heater within 20 feet of highest use
  • Used comprehensive approach for lighting design and used Energy Star® compact fluorescent lighting fixtures
  • Energy Star® heating equipment, refrigerators, washing machines and dishwashers

Material Use

  • Implemented comprehensive recycling plan and educated sub-contractors
  • Used recycled content carpet and carpet pad
  • Used rapidly renewable flooring products
  • Installed a 50 year siding product with recycled content
  • Installed a 40 year roofing product with recycled content
  • Used recycled content foam insulation
  • Used reclaimed materials for landscaping walls
  • Used recycled plastic lumber for decks and porches
  • Installed a built-in recycling center

Indoor Air Quality

  • Use of Low VOC paints and adhesives on all surfaces
  • Ventilated with fans after new finish applications
  • Selected formaldehyde free cabinetry, plywood and composites

  • Took measures to reduce dust in construction process

New Round of Built Green® Incentive

The next application round will open May 1, and 4- and 5-star multi-family projects will be eligible to apply. For more information, please see the Built Green Incentive website.

Consumer demand for everything green is at an all time high, and this is also the case for potential homebuyers. With energy costs rising rapidly, concerns about climate change and what we can do to help, and increasing interest in a healthy indoor home environment, now is the time for builders to start building green. The Built Green Incentive program was created to help builders who are new to green building offset some of the cost associated with developing advanced green building techniques and materials sources, and to successfully begin certifying their projects at the 4- or 5-star level. Some of the benefits to green builders include attracting clients who make purchasing decisions based on their strong feelings about environmental protection and health. In fact, consumers continue to be very interested in green homes despite a slowdown in the overall residential market.

Two primary goals of the Built Green Incentive are to: attract builders who are not members of Built Green to join the program, and encourage those builders certifying at the 2- or 3-star level to step up to the 4- or 5-star level. The Built Green Incentive is a public/private partnership with the Built Green program, Seattle Public Utilities, King County Department of Natural Resources and Parks, and King County's GreenTools program. The grant funds are distributed directly to the builders and homeowners by the Built Green program. The Built Green Incentive is a competitive grant program and not all projects that apply can be funded.

This seminar provides an introduction to the Built Green program from 8 a.m. to 10 a.m. on Tuesday, April 8 at the MBA Housing Center, 335 116th Ave. SE in Bellevue. Learn how to certify a project and use the checklist, how to join, how the program works and other resources. The seminar presents examples of projects and covers how to fill out the Built Green checklist. This orientation has a cost of $30 and is required in order to certify homes as Built Green. Low Impact Development (LID) Practices for New Residential Construction
Learn how residential building practices impact the environment and how even small changes can help protect Puget Sound. Choices made during site development and restoration make a difference. Bruce Wulkan, Stormwater Program Manager, from the Puget Sound Partnership will speak at our Bite of Education Lunch on April 10, 2008. During this lunch presentation learn how to assess and design your site for low impact, how to protect your site during construction and the role of compost amended soils. Attendees will:
· Learn how stormwater runoff harms Puget Sound;
· Learn cost effective ways to manage stormwater onsite; and
· Learn where to find additional LID information.

Green Walls 101: Introduction to Systems and Design
Course Instructor: Randy Sharp
A Landscape Architect and a LEED® Accredited Professional, Sharp is a principal with Sharp & Diamond Landscape Architecture Inc. in Vancouver, Canada. He specializes in the design and installation of extensive and intensive green roofs as well as green walls, rain gardens and permeable landscapes. He is the author of Ecological Site Development, Regional Strategies for Design, Construction and Maintenance for Metro Vancouver, as well as articles in various design magazines.

Through an integrated design process, living walls are incorporated with the building envelope, rainwater collection, drip irrigation and native or hardy plants. The firm works with a wide range of green façade systems to provide support for climbing plants in a variety of applications and microclimates.

Course Objectives:
This introductory training course on green wall infrastructure design presents an overview of the many tools and techniques needed to satisfy your green wall project objectives.

The course will focus on:
Identifying the costs and benefits of green walls to reach your green wall performance goals; identifying a variety of green wall products and understanding the performance criteria of different green wall elements, and their relevance to your design intent; and introducing the major design principles of a successful green wall project, and discussing causes for error, which might lead to an unsuccessful green wall project.

Tuition:
Tuition for this one-day course is $399 for a non-GRHC Member and $349 for a Professional Member. Tuition includes course materials, continental breakfast, lunch and breaks. The Daily Journal of Commerce has launched its very first blog, focused on green building (and environmental issues) on the front page of its Website.

Countrywide Offers Discounted Rates for Buyers of Green and Energy Efficient Homes
Countrywide's Green Incentive Program Initially Available in 13 States. Countrywide Home Loans announced the retail launch of its Green Incentive Program, which will initially be available to qualified home buyers in thirteen states, including: Alaska, Colo., Iowa, Idaho, Minn., Mont., Neb., N.D., Ore., S.D., Utah, Wash., and Wyo. The program provides an interest rate reduction of .125 percent on a Countrywide loan used to purchase a new home that is built meeting recognized green and energy efficient standards.

"This program gives qualified homebuyers more incentive to purchase energy-efficient and green-built homes," said Dave Porter, senior vice president and division builder manager for Countrywide. The Countrywide Green Incentive Program's interest rate reduction applies to newly constructed homes that meet third-party, certified standards of recognized green building programs, including Energy Star, Earth Advantage, LEED for Homes and Built Green programs of local homebuilder associations, as well as the National Association of Home Builder's Green Building program.
