YS Development
Project: 1108 5th St., Kirkland

Located in Kirkland, Kirkland DUO is a modern, architectural beauty developed by YS Development. The 4-Star single-family home features partial green-roofs, drought-tolerant native landscaping, and dual-flush toilets to minimize site runoff and in-home water use. Built with a very tight envelope and a high-efficiency heating and hot water system, the home achieved certification by Northwest Energy Star Homes. YS Development was able to recycle over 90% of their construction waste and featured green finish products such as Forest Stewardship Council (FSC) certified Eucalyptus and Teak flooring. Finally, the home ensures comfort for the occupants through a system of fans, filters and systems intended to balance the tightness of the building envelope.

  • Used advanced framing practices and airtight drywall approach
  • Used gas water heater with an efficiency rating of 0.90
  • Installed a heat-recovery ventilator

  • Designed shoe removal vestibule in home entryway
  • Installed whole-home ventilation system with high-efficiency filter
  • Garage detached or air sealed from the house
  • Chose cabinetry and trim with no added urea formaldehyde
  • Selected low-VOC paints for major surface areas

Material Use

  • Recycled over 90 percent of construction waste
  • Eliminated materials that required finishes on 500 sq. ft. of area

Introduction to Built Green®
Tuesday, December 8, MBA Housing Center, Bellevue
This seminar provides an introduction to the Built Green program from 8 a.m. to 10 a.m. on Tuesday, December 8, at the MBA Housing Center, 335 116th Ave. SE in Bellevue. Learn how to certify a project and use the checklist, how to join, how the program works and other resources. The seminar presents examples of projects and covers how to fill out the Built Green checklist. This orientation has a cost of $30 and is required in order to certify homes as Built Green. Seattle Transformational Lecture Series: Peter Clegg Influence and Response Through Craft

Now Available Online


Over the past year King County Public Affairs and GreenTools programs have been on-site at the Zero Energy Idea House at Bass Cove creating video to educate the public on the latest technologies in green building.
