King County Housing Authority
Project: Greenbridge Community, White Center

Greenbridge is a Housing and Urban Development (HUD) Hope IV redevelopment project in unincorporated King County between White Center and Burien. A model for affordable housing, the community will ultimately consist of 1,000 homes for approximately 3,500 people. In 2007, one of the community's first homes was Built Green's 10,000th certified home, and the community also features a Built Green certified YWCA learning center. Minimizing pavement, designing for maximum population, and provision of a diversity of housing types all contributed to making the development dynamic and community focused. Inclusion of rain gardens, soil amendments and preservation of open spaces ensured the ecological integrity of the site. Committing to certify each of the residences as Built Green 3-Star or better ensured that low income families have access to healthy, energy efficient green housing, Beyond the innovative site design, community amenities and Built Green residences, one of the most striking elements of the community are the over 50 public art installations that are integrated into the downspouts, benches and playground equipment. What King County Housing Authority ultimately created with Greenbridge is one of the nations marquis green, affordable housing projects.

Some of the many green features of the project include:

Site Design

  • Redevelopment and restoration of an existing affordable housing community
  • Extensive community amenities provided such as YWCA Learning Center and King County Library
  • Minimization of pavement in street design
  • Designed to avoid impact on sensitive areas
  • Designed multiple infiltration systems and used natural drainage for surface water runoff
  • Amended soils to 10-12 inch depth

Construction Operations

  • Committed to certifying all buildings in the community at 3-Star level
  • Preserved and protected sensitive areas and trees during construction
  • Limited site disturbance to less than 40% of the site at a time
  • Protected adjacent sites from adverse effects of runoff
  • Did not clear or grade during wet weather months
  • Retained all native topsoil and re-used on site
  • Used extensive erosion control plan during development

Letter from the Director

2010 Built Green® Conference

The 8th annual Built Green® Conference will be held on Friday, March 12, at the Meydenbauer Center in Bellevue, Wash. The date is quickly approaching, so reserve your space by registering online.

All will get their feet wet this year at the Green Building Expo. Being open to the general public, everyone will be able to learn about green building technology and services to make their homes more energy efficient and environmentally friendly. The latest green products and services in the industry will be featured. From recycled-glass countertops to solar panels and living walls to green service providers, the Expo floor with be livelier than ever. In addition, demonstrations will provide hands-on opportunities for building professionals to familiarize themselves with the latest tools of the green building trade.

Our distinguished speaker, Professor David Orr, will be delivering the keynote address this year. Mr. Orr is the Paul Sears Distinguished Professor of Environmental Studies and Politics at Oberlin College and is the author of "Design on the Edge: The Making of a High Performance Building." Mr. Orr raised funds and led the effort to design and build a $7.2 million Environmental Studies Center at Oberlin, a building described by The New York Times as one of 30 "Milestone" buildings of the 20th century. Orr brings into focus the evolving nature of green design, the connection between building design and the environment, and the increasingly important role building-design plays in protecting and enhancing the natural world.

Added to that, we have an impressive lineup of educational sessions this year that will cover a multitude of topics: Making the Market: A discussion of Forces Driving our Market; All Dressed up Green & Nowhere to Go: the State of Lending & Appraising Green; and Thinking Like a Thermos: Achieving Zero-Net Energy using the Passive House Standard.

Rest assured, the 2010 Built Green® Conference will provide building industry professionals with in-depth knowledge of the value that green building certification can add to residential properties - all while highlighting the rapidly changing nature of green design as architects and builders push technology and innovation to places we have yet to see.

Sustainable Sites Pilot Projects
Deadline February 15th
The Sustainable Sites Initiative has developed criteria for land practices that will enable built landscapes to support natural ecological functions by protecting existing ecosystems and regenerating ecological capacity where it has been lost. Pilot projects are being accepted to test this rating system, apply through Feb. 15th.

3rd Annual Sustainable Development & Green Building Conference
March 25, Seattle, WA
This year's conference will explore making land-use planning decisions( including water- and energy-use questions consistent with economic development objectives) and how to sync up those decisions with local, state and federal policy initiatives. They'll discuss energy development; water use; the major statutes governing land use; new legislation; local, state and federal policy initiatives; and the institutional roadblocks to success. With the tools for combining economic, environmental and planning objectives, attendees will take home a powerful set of strategies for improving local and regional planning. Introduction to Built Green®
Tuesday, February 23, MBA Housing Center, Bellevue
The February session of of this seminar previously scheduled for Feb. 9 has been changed to Feb. 23 from 2:30 p.m. to 4:30 p.m. at the MBA Housing Center, 335 116th Ave. SE in Bellevue. This seminar provides an introduction to the Built Green program. Learn how to certify a project and use the checklist, how to join, how the program works and other resources. The seminar presents examples of projects and covers how to fill out the Built Green checklist. This orientation has a cost of $30 and is required in order to certify homes as Built Green. Green Building for Building Professionals
February 23 - 24, MBA Housing Center, Bellevue
February is NAHB's National Designation Month. Celebrate with discounted registration fees for the Green Building for Building Professionals course scheduled for February 23 and 24. Solar Home Design Class
