This month's featured project is the re-development of the Highpoint Community in West Seattle by the Seattle Housing Authority (SHA). SHA is a nonprofit public developer of low income and affordable housing and is funded in part by the HUD Hope VI program. At Highpoint, SHA focused on progressive, low-impact land development strategies, including the creation of a green community from land development through building construction as one of its core goals.

While some construction in phase one is still underway, it's safe to say that SHA achieved this goal, and in the process may have achieved the highest scoring Built Green community developed to date. Highpoint is a mixed income community that will ultimately have 1,600 housing units consisting of subsidized low-income, affordable and market rate housing. Phase two of the community will be under construction over the next few years and will also incorporate the same environmental and social objectives that have made Highpoint one of the most dynamic re-development projects in the Northwest.

The many green features include:

Site and Water Protection

  • Demonstration street of pervious pavement
  • Pervious sidewalks throughout community
  • Preservation of existing trees with educational signage
  • Re-development of existing brown-field site
  • Use of constructed wetlands for stormwater storage and detention
  • Advanced stormwater infiltration strategy
  • Use of drought tolerant landscaping, will not need watering
  • Amendment of soils to a depth of eight to ten inches
  • Mulching of landscape beds with two inches of organic compost
  • Preservation of existing site topography
  • Sediment control strategies during development
Community Amenities
  • City of Seattle Public Library on site
  • Planned as mixed-income community with low-income, affordable and market rate housing
  • Provision of community facilities
  • Preservation of usable open spaces and parks within buildable area
  • Pedestrian friendly design
  • Focus on community education including interpretive signs, design charettes, community meetings, events and classes
  • Construction of on-site transportation shelters and easy access to public transportation
Material Use
  • Use of recycled content materials for paving
  • Use of recycled content and resource efficient site accessories
  • Non-toxic or low-toxic outdoor landscaping lumber used

King County

King County logoPreserving and Restoring Soils in King County

Step outside any building, green or not, and consider the condition beneath your feet. Whether the landscape is new, established, or as yet non-existent, the future health of that site and surrounding areas depend on the quality and depth of the topsoil you find there. In response to the Washington State Department of Ecology's stormwater management guidelines, King County is the first local jurisdiction in Washington (and possibly the entire United States) to adopt post-construction soil depth and quality standards, part of King County's Clearing and Grading Ordinance, which became effective Jan. 1, 2005.

The soil standard requires that topsoil be preserved during construction, or that disturbed soils be restored after construction by adding compost, and that post-construction soil depth be at least eight inches. Through these requirements, King County looks to improve stormwater management, and decrease the negative effects of stormwater runoff. Healthy soil stores water, provides nutrients to plants, and reduces dependence on chemical fertilizers and pesticides. Learn more about King County's post-construction soil standard here.

Letter from the Director

Built Green- A Year in Review

The Built Green program enjoyed a fantastic year in 2006 with new programs implemented and continued success in existing programs. As of the writing of this letter, Built Green has surpassed 3,000 project certifications for the year and reached the milestone mark of 10,000 certified projects since the inception of the program. Built Green membership grew 70 percent again in 2006 and now helps over 420 businesses in the building industry realize their dreams of going green. I believe that this success can be attributed to a fundamental change in the landscape of public awareness, and a change in how the building industry thinks about and addresses green building. It is the long awaited manifestation of the early stages of mainstream green.

In 2006, Built Green saw our largest conference to date, with over 500 attendees, and introduced a new awards program, the Built Green Hammer and Built Green Pioneer, which we hope will become mainstays in the green building community in years to come. The Built Green Home at Suncadia, our second showcase home, was a huge success, introducing 5-Star green building to over 4,000 people. We introduced a commercial certification pilot, which will help us develop a new checklist to service a new market sector. And finally, the Built Green Executive Committee approved a comprehensive revision of the single family checklist, a change which will be implemented in January of 2007.

Now that 2007 is upon us, Built Green's staff and the dedicated members of our committees look forward to building on this success. With the introduction of new programs in the coming year we will continue to grow the integrity of the program and the environmental difference we make. To all of you who receive this newsletter, thank you. Thank you for your support of the program and for being a part of another great year.

EDENS LOST & FOUND Seattle:
The Future is Now


What:  The PBS national broadcast premiere of EDENS LOST & FOUND - Seattle: The Future is Now, is a program about the inspirational people who are renewing their urban neighborhoods, using sustainable environmental practices.

When:  National Premiere Thursday, January 4, 10 p.m. to 11 p.m. (check local listing times at edenslostandfound.org or pbs.org)

Where:  In Seattle: KCTS, Channel 9, Friday, January 5, 9 p.m. - 10 p.m.
KCTS will air the entire series on consecutive Fridays at 9pm starting Dec, 22nd.
In Tacoma: KBTC, Channel 28, Sunday, January 14, 7 p.m. - 8 p.m.

Why:  EDENS LOST & FOUND - Seattle: The Future is Now is part of a four-hour public television series highlighting citizen activists and practical solutions and models for urban transformation. Narrated by Former Governor Gary Locke the program reports on the environmental transformation of Seattle as it struggles to combat the environmental consequences of its increasing population. Through our series and companion book, teacher guide, and free downloadable community action guides we hope to help educate people about steps they can take to go green and foster a positive relationship with the environment.

Who:  The program features: Martha Rose - the "Queen of Green" takes an integrated and green approach to construction to minimize the impact on the built environment * Billy Frank - a Nisqually Indian activist working to save Seattle's wild salmon population *John Plaza and Martin Tobias - owners of Seattle Biodiesel, a company that converts processed vegetable oil into biodiesel * The People's Waterfront Coalition - a group devoted to opening up Seattle's waterfront * Dick Falkenbury - Champion for the citizen inspired Monorail Project * "One Less Car" program - encourages families to use just one car.

EDENS LOST & FOUND is an ambitious multimedia project created and produced by Santa Monica-based Media & Policy Center Foundation in association with Oregon Public Broadcasting. A companion book titled Edens Lost & Found: How Ordinary Citizens Are Restoring Our Great American Cities written by Executive Producers Harry Wiland and Dale Bell, with Joe D'Agnese, is published by Chelsea Green Publishing.

Sustainable Development Task Force of Snohomish County proudly presents, Sustainability Pays, a presentation and site visit that demonstrates how sustainable design can lower operating costs, overcome permitting barriers and increase business visibility using Snoqualmie Gourmet Ice Cream as a case study. Snohomish County Executive Aaron Reardon will kick-off the event. Sustainability expert, Alistair Jackson of O'Brien & Company will outline "Why Sustainability Pays". Project specialists will talk about financing sustainable building projects, integrating pervious pavement into a project, working with the new Low Impact Development Ordinance in Snohomish County, and how specific energy savings were achieved at this innovative site.

Introduction to Built Green

This free seminar provides an introduction to the Built Green™ program from 8 a.m. to 10 a.m. on Tuesday, January 9, at the Master Builders Association Housing Center in Bellevue. Learn how to certify a project and use the checklist, how to join, how the program works, and other resources. The seminar presents examples of projects and covers how to fill out the Built Green checklist. This orientation is required in order to certify homes as Built Green. NFRC is a nonprofit organization focused on independent rating and labeling of energy efficient windows, doors, skylights and attachment products. NFRC provides a particularly useful search engine for identifying and comparing products based on their efficiency rating. This is a great source for unbiased information on the ratings and efficiency of windows, glass doors and their producers.

Based in Bozeman, the Director will work closely with the Board of Directors and volunteers.

Primary responsibilities will include:

  • coordinating all aspects of key events, including the Northern Rockies Bioneers Conference fundraising
  • coordinating the organizational development of BORN, a 501c3 organization that is the new home for the Northern Rockies Bioneers Conference (NRBC)
