Email Sunshine Construction CompanySunshine Construction Company of Seattle was asked by a Seattle couple to build a very environmentally friendly home that was also affordable to them. The result is this ultra-green, urban Built Green home, dubbed "The Sensible House." It meets all their objectives plus many more, and achieves the highest level of green home certification at the new 5-Star levels. The home includes an energy-efficient shell made of structural insulated panels on the roof, with 9-inch double-framed R-33 walls insulated with cellulose. Windows are triple-glazed to retain heat but let in sunlight for passive solar heating and daylighting.

Domestic hot water is heated by the sun with a rooftop solar collector, and a 7,000-gallon cistern collects rainwater from the roof to use for irrigation. Indoor air quality is protected by using a variety of low-toxic products on interiors such as paints, cabinetry and floor varnishes. Moisture and mold growth are inhibited by moisture barriers such as rain shields and sill pans, and a HEPA filter on the heat recovery ventilation system helps keep the air clean. Sustainably-harvested lumber and salvaged wood was used throughout the house for flooring, cabinets, trim, framing and stairs. Recycled flyash was added to the concrete slab, and 50-year Hardiplank siding was installed. Pervious paving in the driveway allows rainwater to soak into the ground.

FlexCar...What is it?

FlexCarInstead of owning and managing a fleet of vehicles or continually processing individual trip reimbursements, a business can opt to join Flexcar. Flexcar is a car-sharing service that provides an alternative to car ownership. Member companies pay a $25 annual fee, and then adopt an hourly or monthly rate plan where employees can reserve and drive vehicles as needed. In close partnership with King County Metro Transit, the Seattle regional office of Flexcar operates a fleet of more than 100 vehicles in more than a dozen neighborhoods in Seattle, Bellevue, Kirkland, Redmond, West Seattle and Kitsap County.

Flexcar's central reservation system manages the vehicles and tracks use, including employee/department use and hours and miles driven. Flexcar covers the cost of the vehicle, parking, insurance, gas and maintenance. There are three types of programs for businesses: shared car, semi-exclusive and exclusive use. Visit the website for further information.

Blower Door Test Video - The city of Issaquah produced a video about performance testing - a way to make sure your houses are sealed properly and effectively. You can take control of your house sealing; you don't have to leave it to your framing, insulation, and sheetrock crews! Get rid of call-backs for drafts! Save energy! This video is available in DVD or VHS. For a free copy, email or call 425.460.8238.

Implement - The city of Seattle launched a new web-based tool for green building called Implement. King County

King County Construction Works Program Helps Builders Achieve Built Green

With the introduction of the new 4- and 5-Star Built Green ratings coming out soon, the King County Construction Works program is receiving new attention from Built Green members. Required to achieve 4 or 5 stars, Construction Works or equivalent in Snohomish County assists builders with setting up job-site recycling and waste reduction programs while providing industry recognition to organizations that encourage the wise use of resources. Builders are awarded an annual membership in Construction Works by job-site and can apply for multiple awards. Meeting the Construction Works criteria for using recycled content materials and recycling specific materials can earn additional points on the Built Green checklists.

There are many other benefits to joining Construction Works, including:

  • Free consultation for Built Green documentation assistance
  • 10 points for action item #5-2: Enroll in the Construction Works program
  • Media recognition in local business and industry publications
  • Your company name and logo on the Construction Works website
  • Automatic nomination for the King County Green Globe Award
  • Hardhat decals and a job-site Construction Works member display giving you even greater recognition in the communities where you build

Several Built Green members have already taken advantage of these benefits by becoming Construction Works members. Recent members include Bennett Homes for their work on the PSE Built Green Idea Home, Sunshine Construction for renovation and expansion of a Green Lake home, Quadrant Homes for their work on five different developments, and Martha Rose Construction for a single family spec home.

SeaGreen & Built Green

Greening Seattle's Affordable Housing with SeaGreen and Built Green

SeaGreen

In 2002, the Office of Housing developed a sustainable building guide tailored to the needs of the non-profit developers of affordable housing. The strategies outlined in SeaGreen-Greening Seattle's Affordable Housing are integral to the City's sustainable building program and are part of the city's Environmental Action Agenda. Greening affordable housing helps promote more sustainable approaches to managing the built environment in a socially equitable way so those in our communities who can least afford it will benefit from healthy, high quality, durable affordable housing. Since 2002, Built Green has partnered with SeaGreen to help bring sustainability to affordable housing. As an added incentive, Built Green fees are waived for affordable housing projects. The SeaGreen Guide is compatible with the Built Green Program; for each item in SeaGreen, the Built Green credit numbers are listed, too, for easy cross-referencing.

Sustainable building works as a set of strategies to improve the economics of managing affordable housing while also improving the quality of affordable housing. Multifamily housing also increases urban density, thereby reducing transportation impacts from sprawl. Currently, several multifamily projects are underway.

The guiding principles for SeaGreen affordable housing might already sound familiar to Built Green members:

  • Cost-effective to build, durable and practical to maintain
  • Results in a high quality, healthy living environment
  • Reduces utility costs to residents
  • Enhances the residents' connection to nature
  • Protects the environment by conserving resources, including energy, water and materials
  • Advances the health of local and regional ecosystems

Puget Sound Energy

Receive $500 Off for Energy Efficient Lighting!

Right now Puget Sound Energy is giving you $20 off the price of both indoor and outdoor light fixtures that have earned the ENERGY STAR® label. PSE has just launched a new lighting rebate program for builders who install energy efficient lighting into new homes. Here's how it works: for each ENERGY STAR qualified fixture you install, you'll receive a $20 instant rebate per fixture, or up to $500 per home. In order to receive the PSE rebate, you must install ENERGY STAR qualified fixtures in PSE's electric service area, and purchase the fixtures through a participating lighting showroom or distributor.

ENERGY STAR qualified light fixtures are hard-wired, electronically ballasted for use with a pin-based fluorescent light bulb. The top manufacturers of decorative lighting fixtures now offer a wide variety of attractive ENERGY STAR qualified product to choose from for use in virtually every application inside and outside the home. ENERGY STAR fixtures offer
consumers less maintenance, and save 75 percent on electricity consumption when compared to the incandescent fixtures. A two-year warranty is required on all lighting fixtures that earn the ENERGY STAR label, so you can be sure a quality product is going into the home. To learn more about the lighting rebates for new construction, or to find a participating distributor contact Nora Accetturo at PSE at 425.424.6645.
