Pb Elemental Architecture
Project: The South Park Lofts

This month's featured project is The South Park Lofts in the South Park neighborhood of Seattle. This 5 unit townhome project, developed and built by Pb Elemental Architecture, features a 100 percent permeable site, construction of community spaces, no lawns, and landscaping that will require no irrigation. On the energy efficiency side, the homes are modeled to perform 17-22 percent better than Washington State Energy Code depending on the unit. They feature solar panel awnings and radiant slab heating with a .82 Caef boiler. According to Greg Squires from Pb Elemental Architecture, thanks to the operable skylights in the master suites, the chimney effect is in effect. Some of the many green features of the project include:

Site and Water Protection

  • Site is 100 percent pervious excluding home footprints
  • Drought tolerant and native landscaping used exclusively, no lawns
  • Use of dual flush toilets in all units
  • Front porches on all units
  • Extensive provision of community spaces and walkways
  • Provision of rain barrels to each household
  • Used no garages

Energy Efficiency

  • Homes estimated to perform 17-22 percent better than Washington State energy code
  • 1 kW photovoltaic systems on units 1 and 2
  • Installed .82 Caef rated hydronic systems and no ducted heating
  • Installation of on-demand water heating
  • Enrolled the residences in a utility based renewable electricity sources program
  • Installed heating systems with separate zones and controls

Material Use

  • Used source separated recycling for cardboard, metal scraps, wood, packaging, drywall, concrete and masonry, paint, glass and yard waste
  • Painted with recycled re-worked paint for interior surfaces
  • Used bamboo for floors and some ceilings
  • Installed hard surface tile with 40 percent recycled content
  • Installed a 50-siding product and 30-year rated roofs
  • No use of pressure treated lumber
  • Framing with finger jointed studs
  • Commissioned local artist to create sculpture of waste ABS and PEX pipe

Indoor Air Quality

  • Open joint cedar/Hardi panel rainscreen
  • No carpets used in homes
  • No garages
  • Used low toxic adhesives and sealers extensively
  • Installed all shelving, molding, and trim that contained no added urea-formaldehyde
  • Installed whole house radiant heating system, no forced air
  • Installed a drainage plain between house wrap and siding

Northwest Natural Resource Group
Washington State Certifies 145,000 Acres to FSC Standards
The Washington State Department of Natural Resources recently completed Forest Stewardship Council (FSC) certification on 145,000 acres of state trust lands in the South Puget Planning Region. These lands are located in King, Pierce, Kitsap, Thurston and Mason counties and provide an average of 26 million board feet per year of potential timber for the regional FSC network. This represents roughly a tripling of available FSC volume in western Washington and has the potential to bring local FSC infrastructure to a much more efficient scale. The challenge for industry and buyers is to ensure this material is purchased by FSC certified sawmills and distributors since all parties in a particular supply chain must be certified for FSC Chain of Custody. Builders and project teams can be more successful in sourcing FSC products by helping connect their upstream suppliers to information, FSC supply, and other resources.

Introduction to Built Green®
Tuesday, July 8, MBA Housing Center, Bellevue
This seminar provides an introduction to the Built Green program from 8 a.m. to 10 a.m. on Tuesday, July 8 at MBA Housing Center, 335 116th Ave. SE in Bellevue. Learn how to certify a project and use the checklist, how to join, how the program works and other resources. The seminar presents examples of projects and covers how to fill out the Built Green checklist. This orientation has a cost of $30 and is required in order to certify homes as Built Green. Straw Bale Construction for the Building Professional
August 4 to 9, Pendleton, Oregon
Living Shelter Design and Sustainable Works are proud to announce their summer workshop. Terry K. Phelan and Habib John Gonzalez will team together at a new two-and-a-half story home in Pendleton, Oregon for a five-day intensive geared to the construction and design trades professional.

The Workshop dates are August 4 to 9, 2008. It will start with an in-depth presentation the evening of August 4, and continue with hands-on training at the construction site for the next five days. Through the course, you will learn the history of bale building and what works best today, and the details of how to employ straw bales to build in a viable commercial setting.

The workshop fee is $525, with a $100 deposit, and a $25 discount if registered before June 1. We are arranging a group camp at nearby Emigrant Springs, as well as hearty lunches on-site each day, both of which are included in the fee. Greendrinks Lunches Powered By Noonhat!

Seattle Greendrinks is a volunteer-run nonprofit organization that exists as a platform for connecting Seattle's environmental community. On December 8 Brenda Nunes, award winning developer of the Built Green home at Suncadia will teach a class on: How you can capitalize the green products when selling homes. Participants in this workshop will learn how to promote green features for a quick sale. December 9 will feature the “Northwest Trends Luncheon” with a panel discussion from regional business leaders. They will be addressing the developing trends in the construction industry, and the application within their businesses.

On December 10 there will be a special presentation on the Zero Energy Idea House on Lake Sammamish. The 1,700 square foot, two bedroom house aims to combine solar power with the most efficient building products and appliances to result in total energy bills of less than $500 a year!

King County is proud to announce that products made by two of its LinkUp partners have been selected by Sustainable Industries Journal (SIJ) as two of the Top Ten Green Building Products in 2008. The LinkUp program works with businesses, agencies and other organizations to support the development of markets for recycled materials. Urban Hardwoods and MetroPaint are manufacturers who develop recycled content products—furniture from salvaged trees and recycled latex paint, respectively.Urban Hardwoods This annual publication of SIJ profiling industry-leading green building products has been selected by a panel of expert judges from across the West Coast and SIJ's editorial team. This year's Top Ten Green Building Products guide is the first-ever digital publication to contain 3-D images of green building products that can be manipulated by the viewer and plugged directly into actual design sketches.Metro Paint Top Ten Green Building Product winners were selected based on their environmental performance, scalability/market impact, innovativeness, design aesthetic, value and compatibility with green building programs including our local Built Green program as well as the USGBC's national LEED standards. This year the SIJ received an overwhelming number of applications more then doubling what was received in 2007 with 35 applicants.
