gProjects LLC
Project: Urban Canyon

This month’s featured project is the Urban Canyon townhomes in the Capitol Hill neighborhood of Seattle. This 7 townhome project was developed and built by gProjects LLC, and was in the first round of recipients of the Built Green® Incentive. The Built Green Incentive was established to encourage builders to certify at the 4 and 5-Star levels of the program by helping offset the cost of certifying and designing innovative green projects. gProjects LLC received an incentive for this project based on innovative water savings features and low impact development techniques, as well as for the energy design. The project features a 100 percent pervious site outside of the building footprint, a vegetated roof, a vegetable garden and a greywater system that supplies water to all of the toilets. Photovoltaics were installed on three units, as well as a communal system on the community bike shed. The REM modeling shows the buildings will perform 30 to 40 percent better than 2004 International Energy Code and the tight envelopes will allow leakage of only 0.215 to 0.25 air changes per hour. Beyond the technical aspects of the project, gProjects paid great attention to the overall site layout and achieved high quality community design. By limiting parking to the exterior areas of the site and through detailed planning, the project has provided for several communal areas, including a pea patch, “the canyon”, and a shared bike shed. The Urban Canyon is a shining example of innovative townhome design and advanced green building techniques that incorporates a sense of community, the combination of which results in a truly integrated green project.   • Site is 100 percent pervious excluding home footprints

  • Blower door test results range between 0.215 and 0.25 ACH
  • Installation of hydronic heating systems with a 92 to 97 percent AFUE efficiency rated boiler
  • Installed heating systems with separate zones and controls

Indoor Air Quality

  • Installed formaldehyde free or GREENGUARD certified insulation
  • No carpets used in homes
  • No garages
  • Used low toxic adhesives and sealers extensively
  • Installed all shelving, molding, and trim that contained no added urea-formaldehyde
  • Installed whole house radiant heating system, no forced air
  • Installed a rain screen siding system with a drainage plain between house wrap and siding

Material Use

  • Performed deconstruction on the existing homes on site and re-used salvaged goods in the new project
  • Used advanced system framing for the project
  • Achieved a recycling rate of over 90 percent by weight for the project
  • Used salvaged materials for flooring and siding
  • Installed hard surface tile with 40 percent recycled content
  • Installed a 50-year siding product and 30-year rated roofs

This seminar provides an introduction to the Built Green program from 8 a.m. to 10 a.m. on Tuesday, September 9 at MBA Housing Center, 335 116th Ave. SE in Bellevue. Learn how to certify a project and use the checklist, how to join, how the program works and other resources. The seminar presents examples of projects and covers how to fill out the Built Green checklist. This orientation has a cost of $30 and is required in order to certify homes as Built Green. Low Impact Development: Strategies, Solutions, and Case Studies in Sustainable Site Develop
Thursday, September 25, MBA Housing Center, Bellevue
MBA University has teamed with Sustainable September to bring you this session on low impact development. Learn about how low impact development fits into the sustainability puzzle and see how to integrate LID techniques into your projects. In this course you will:

  • Learn about strategies used by civil engineers to site structures and stormwater management facilities;
  • Develop an understanding of the LID tools that are available to assist in sustainable development; and
  • See examples of projects using LID strategies and hear about the obstacles and issues encountered in their development.

Instructor:
Brenda Nunes: Certified Sustainable Building Advisor, recipient of a Built Green Pioneer Award for the development of the Built Green Home at Suncadia. She is an active member of the Master Builders Association of King and Snohomish Counties' Built Green Executive Committee, co-chair of the Built Green Marketing Committee and on the MBA University Board of Governors and Central Washington Home Built Green Executive Committee.

Industry experts:
Matthew Miller, PE: Associated Earth Sciences, has more than 20 years of experience in geotechnical on-site storm water infiltration projects throughout the Northwest for state, county and municipal infrastructure improvements, residential and commercial plat developments, and industrial facilities. Miller was a founding member of the Snohomish County Sustainable Design Task Force and has spoken on infiltration topics throughout the Northwest.

David Hilgers, ASLA LEED-AP: Triad Engineering and Planning Associates; a Pacific Northwest native and a graduate of Washington State University with a Bachelors of Science in Landscape Architecture. He is a registered Landscape Architect in Washington and Oregon and currently works for Triad Associates, a multi-discipline consulting firm in Kirkland. As a LEED-Accredited Professional, Hilgers has been involved in many sustainable design projects and is presently the Landscape Architect for the Zero Energy Idea House in Bellevue.

Michael Moody, CESCL P.E. Triad Associates, Engineering and Planning Associates, experienced in site grading, temporary erosion and sedimentation control, water system, sanitary sewer system, roadway and stormwater management design of various land development projects throughout the Seattle/Bellevue Metropolitan area. Moody is a Certified Erosion and Sedimentation Control Lead, and a founding member of the Sustainable Design Team within Triad Associates. He will provide this class with his industry expertise in, and enthusiasm for the stormwater management and construction technique elements of Low Impact Site Development.

Linda Pruitt, Principal and developer, Cottage Company, has completed a number of nationally recognized, award-winning projects (including AIA National Housing Award, Sunset Magazine Innovative Housing and theBuilt Green Hammer Award) that have served to pioneer innovative, single-family housing choices in the Pacific Northwest.

Healthy Home Training on Indoor Air Quality
Thursdays, October 2 to November 13, 2008, Seattle Central Community College
Starting again this fall is the Healthy Home Training workshop series on Indoor Air Quality that was developed as a partnership between Built Green, the American Lung Association® of Washington, and the Northwest EcoBuilding Guild. This seven-week course for construction and design professionals focuses on incorporating sustainable, healthy and energy-efficient building techniques in residential construction. The class will cover and explain the indoor air quality techniques designated by several green building programs. Extensive in-depth information and resources will be discussed, which can be directly applied. All topics address costs associated with and practical applications of healthy building techniques. By attending the workshop builders, designers and other professionals can learn cost-effective and healthy construction techniques, visit a model healthy home and meet their customer's needs. The Green Advantage® Training and Certification features state-of-the-art instruction on proven residential and commercial green building techniques and approaches. Feature

Second Round of 2008 Built Green® Incentive!

The King County/Seattle Built Green Incentive will be available for the second round of 2008 applications. The next round of applications will open on October 1 and close October 31, 2008. The Built Green Incentive provides funding for single-family residential, townhome, community development, and now multifamily development projects to certify at the program's higher 4-Star and 5-Star levels. The funding is intended to help offset the cost of certifying and designing innovative projects that meet green building standards. Eligible projects may receive between $2,500 and $20,000 depending on the project type and level of green design and building elements employed.

The King County/Seattle Built Green Incentive was established to encourage developers, builders and residents building new homes to use green building standards while attempting to address barriers such as higher upfront costs for projects. Grant award projects will serve as demonstrations of high performance, replicable, green housing for the region. John Bruce Discussion on Innovations and Trends in Sustainable Design

Northwest EcoBuilding Guild 10X10X10 Green Building Slam

Festival to Celebrate Art, Salvage, and Local Contractor

Second Use will celebrate its 5th annual Fall Festival & Salvage Art Contests. This year's festival includes a very special memorial dedication for beloved customer and local contractor Tim McNeil. Second Use will dedicate its recently opened door store in Tim's name and join his friends, family, and neighbors in remembering his impact on our community.

The festival will feature live music, free food, horse rides, games for the whole family, and the Salvage Art Contests, which celebrate 'the art of building' and 'the art of salvage'. Anything from old toilets, to scrap pieces of trim and hardware, and broken televisions are reconstructed and re-imagined as paintings, sculptures, and modern art.

Letter from the Director

After two years of hard work, deliberation, research and project pilots, September 1 marked the official launch of the new Built Green Multifamily Checklist. The new multifamily checklist not only brings the program up to date with modern codes and technologies, it has also been re-vamped to specifically address mid-rise and high-rise multifamily projects. Townhomes will now certify only through the Single Family/Townhome checklist.

Interest in certification of large-scale multifamily projects has grown significantly over the past year, and we now have project enrollments for over 15 mixed-use mid-rise and high-rise projects around the region. We have also seen a growth in demand for higher levels of certification in multifamily projects, so the new multifamily checklist has added 4-Star and 5-Star levels. The assurance that comes with 3rd party verification of higher-level projects is also attractive to our public partners and large community developers.

Multifamily projects that are already enrolled will continue to be able to certify under the current checklist, and as well as will projects enrolled by October 31. These projects will also need to start construction by September 1, 2009. New handbooks will go out to all Built Green multifamily members in the second week of September.

One of the greenest choices a buyer can make is to live in a small space close to amenities, a choice that has benefits both in resource conservation, energy efficiency, and reduction of transportation needs. Compound these factors with rising gas prices and increasing commute times, and urban condominium living is increasing rapidly in popularity. We are proud to have a new updated checklist by which to rate and certify these buildings.
