Built Green certifies multifamily projects, too, whether condominiums
or apartments. Luminaire
Condominiums in the Lake City neighborhood of Seattle is
a wonderful example of sustainable urban design and construction.
Developed by 31st Ave Associates, LLC, a subsidiary of Kauri
Investments, these 50 units are built on an urban infill lot
that helps reduce development of Greenfield sites. This mixed-use
development
is also conveniently located within walking distance near services,
public transportation and a bike trail, helping to reduce dependency
on automobile use. CAT-5e, CATV and Smart Box wiring provide
high-speed Internet service to promote live-work lifestyles
and gas-saving telecommuting. Aesthetics also play a roll in
this Built Green project with a dramatic lobby featuring concrete,
steel and bamboo accents, and interiors designed by an interior
designer, and extensive landscaping. Incidentally, Kauri Investments
takes its name from the kauri tree, a native to New Zealand
that can grow to several hundred feet tall and live a thousand
years. The tree symbolizes shelter, growth, agelessness, strength
and beauty.
Green features in each home includes:
Site & Water Protection
- Underground parking minimizes the building footprint on its urban infill lot
- To help prevent erosion of soil during construction, a stabilized construction entrance and sediment traps were installed and maintained, and no part of the site was left undisturbed after construction was complete
- Construction waste was not buried on the site
- Low-mercury T-8 lamps installed to reduce pollutants
- Low-toxic outdoor lumber used in landscaping
Using Energy Wisely
- Blown-in, energy-efficient insulation
- Fully insulated headers and wall intersections reduce thermal bridging
- Heating/cooling equipment and distribution systems are located within heated space
- Light-colored interiors promote natural lighting
- Lighting fixtures are Energy Star® compliant
- Compact fluorescent fixtures installed in hallways
- Installed an ultra-high-efficiency water heating system
- Also certified by the city of Seattle’s Built Smart program to ensure the building uses less energy
Health and Indoor Air Quality
- Installed less-allergen-attracting carpeting, and avoided placing it in areas where it could get wet
- Formaldehyde-free cabinets with low-toxic finish and formaldehyde-free insulation
- Subcontractors were involved in implementing a healthy building job-site and used less-toxic cleaners and face masks
- A "rain screen" exterior helps withstand the Northwest’s weather by deterring rainwater intrusion into walls – similar to the way a rain fly over a tent keeps a tent drier
- Ventilation air intakes are located at least 40 feet from parking areas
- Operable windows promote natural ventilation
- Exhaust fans are vented to outside
Using Materials Wisely and Reducing Waste
- Recycled steel stud framing
- Bamboo flooring, a rapidly renewable material that is harder, more moisture resistant and more stable than oak
- Natural Forbo Marmoleum installed in bathrooms and laundry rooms
- Flyash added to concrete
- Regionally produced block
- Drywall installed with recycled content
- Engineered structural products and metal panelized construction
- During construction, waste materials were recycled including metal, cardboard, wood and pallets, concrete and drywall
- Stacked floor plans and optimal use of interior space reduces the use of materials
- Stacking washer/dryer units save space
- Concrete tile bar tops and tile backsplash are durable and easy to maintain
