This home was built by Quadrant Homes, one of the first Built Green member companies and builders. Every home that Quadrant sells is 3-Star Built Green certified, and two entire master-planned communities at Redmond Ridge and Snoqualmie Ridge are also Built Green certified.
Quadrant reduces or eliminates jobsite waste materials using a highly efficient panelized construction method, and recycles most of any remaining waste that is generated at the construction site. Formaldeyde-free and recycled-content materials are incorporated into all homes. Control of surface water runoff is strictly practiced to protect wetlands, streams and rivers.
Quadrant also offers Energy Star® options that include upgraded heating and air conditioning systems, super-efficient appliances and lighting. Every new Quadrant homebuyer is offered a free membership to the Cascade Land Conservancy to help protect our region's wild and open space lands. Building in the Seattle area since 1969 and a member of Built Green since 1999, Quadrant Homes was awarded "Builder of the Year" in 2004 by the Master Builders Association of King and Snohomish Counties.
Green features in this home include:
Site and Water Protection
- During construction, heavy equipment was limited to a particular zone to avoid compaction of the soil – compacted soil reduces the ability of plants to grow well and promotes runoff problems
- Trees were protected during construction
- Topsoil was protected to keep it dry and to prevent erosion, and was reused on the site after construction was complete
- Temporary erosion control measures help prevent soil from washing away
- Clearing and grading was not done during winter, rainy months
- Water management system that allows groundwater to recharge
- Jobsite housekeeping was strictly maintained during construction
- A front porch promotes neighborly interactions and provides a walk-off area to prevent contamination (soil, chemicals, oils, leaves) inside the home
- Construction was phased so that no more than 60% of the site was disturbed at any given time – this helps prevent adverse impacts on adjoining properties or critical areas
Using Energy Wisely
- House is wrapped with air infiltration barrier
- No air conditioning saves energy, and utilizes natural ventilation
- Hot and cold water pipes are insulated to within 3 feet of the water heater
- Energy Star options are offered to homeowners for upgrades
- Low-toxic mastic was used to seal ducts
- Light-colored interior finishes promote daylighting and save energy on lighting
- Programmable thermostats were installed
- Thermostat with on-switch for furnace fan helps circulate air
Health and Indoor Air Quality
- Jobsite operations are designed to protect health of the workers as well as the homeowners
- Carpet is CRI IAQ labeled, low-pile and was installed by tacking instead of glue
- Formaldehyde-free insulation, plywood and composite woods
- Low-toxic water-based sealers, grouts, caulks and adhesives were sued inside the home
- Low-toxic interior paints and finishes were used on major surfaces
- All grading, roofs and wall systems were built to drain water away from the house foundation
- Furnace and ducts were cleaned thoroughly before occupancy
- Proper sealing was done at doors, windows, plumbing and electrical penetrations against moisture and air leaks
- Medium efficiency air filters were installed
- Exhaust fans are vented to the outside
- A whole house fan was installed
Using Materials Wisely and Reducing Waste
- Recycling and salvaging of materials during construction, including cardboard, wood scraps, drywall and yard waste
- Dimensional lumber and other building products are reused to save on using virgin materials
- Using standard dimensions in the design of the structure save wood and other materials
- Locally-produced materials save on transportation costs and air pollution, and promote our local economy
- 50-year siding saves virgin materials
- Engineered and finger-jointed wood products save the cutting of larger, old-growth trees
- Recycled content carpet pad, roofing and insulation was installed
- Domestic hardwood trim was installed
