Timberland Homes: 3-Star System Built Homes

Built Green Rating: 3 Star Idea Street at Seattle Home Show Designed by Timberland Homes Location: Auburn

This month's featured project is 2 unique system built homes featured on Idea Street at February’s Seattle Home Show. System built homes are built in a factory controlled environment and transported to the site in modules, then assembled on site. This method of building provides an extraordinary reduction of waste in the building process as well as avoiding the moisture issues associated with site-built homes. For these homes, Timberland Homes put particular effort into selecting greener materials in the home as well as addressing indoor air quality issues. By featuring these homes on Idea Street at the Seattle Home Show, Timberland Homes exposed thousands of visitors a tangible expression of green building concepts incorporated into systems building.

The many green features include:

Soil and Water Protection

• Shorter time for assembly on site means lower impact to the soils and surrounding vegetation
• Factory controlled environment provides for more efficient disposal of hazardous waste and lowers likelihood of spills
• Provision of infiltration system for rooftop runoff
• Front porches provided on all homes

Energy-Efficiency

• Located heating equipment and distribution system centrally, and inside the heated space
• Full insulation of interior/exterior wall intersection
• Located water heater within 20 feet of the highest use, and insulated the pipes within 3 feet of the water heater
• Installation of Energy Star appliances
• Installation of programmable thermostats
• Used light colored interior finishes to reduce lighting loads
• Use of compact fluorescent lighting in the homes

Material Use

• Factory building and site assembly provides for extreme reduction in building waste and ability to transfer waste into reuse on other projects
• Systems approach also achieves extraordinary level of durability of homes
• Used 50-year warranted roofing product
• Used 30-year warranted siding product with recycled content
• Use of rapidly renewable bamboo flooring
• Used Paperstone Countertops, a composite of recycled paper and cashew nut oil resin

Indoor Air Quality

• Use of ductless heating systems
• Ventilation with fans after the application of each new finish
• Use of exterior grade plywood for interior uses
• Installation of whole house fan
• Designed for cross ventilation by providing operable windows
• Minimal use of carpet, and low-pile IAQ certified carpet chosen where used
• Use of Greenguard certified products such as insulation
