Batt and Lear Hawthorne Hills Remodel

This month's featured home is a 5-Star remodel in the Hawthorne Hills Neighborhood by Batt and Lear Design Build. Batt and Lear converted the 1948 home from 2 bedrooms and 1 bath to 3 bedrooms and 2 baths while adding 320 square feet. The home features a water catchment cistern, rain garden, cedar rain screen, FSC certified woods and a high efficiency heating system. All of the energy features would have been for naught without a comprehensive envelope upgrade resulting in super insulated walls and roof.

Some of the many green features include:

Site and Water Protection

  • Limited use of heavy equipment on the site
  • Amended soils depth to 8-10 inches
  • Replanted removed vegetation on the site
  • Installed an irrigation system that includes cistern to recycle water
  • Minimized use of impervious surfaces outside of the house footprint using pervious paver strategy
  • Dual flush toilets in bathrooms

Energy-Efficiency

  • Home expected to perform at 30% better than an average code home
  • Designed for solar heat gain
  • Updated envelope energy performance beyond current energy code and used airtight drywall approach
  • High efficiency Energy Star gas heating system
  • Energy Star appliances throughout
  • Blower door test to measure air leakage
  • Use of advanced framing
  • Windows with U-value 0.35 or better

Material Use

  • Use of FSC certified wood products including at least 50% of dimensional lumber and hardwood decking on project
  • Use of re-milled salvaged lumber
  • Re-finished existing wood flooring rather than replacing
  • Extensive use of recycled finish materials including glass tile, composite countertops, and recycled content drywall
  • Cedar siding is considered a 50-year siding product
  • Used finger jointed wood windows, cedar shingles, and finger jointed trim for cabinetry
  • Extensive recycling plan for jobsite waste that included recycling of wood, metal scraps, drywall, paint, concrete, packaging and cardboard

Indoor Air Quality

  • No carpet used in remodel or addition
  • Use of Low VOC paints and adhesives
  • Formaldehyde-free cabinetry, trim and insulation
  • Implemented healthy jobsite operation plan including use of low-toxic cleaners, mitigation of construction dust and cleaning of duct and furnace before move in
  • Protection of exterior building components from moisture damage
  • Installation of rain screen system
  • Mastic sealing of ductwork
  • Thorough cleaning of ducts and furnace prior to occupancy
