Greenlite LLC

This month's featured home is a 4-Star single family home in Tukwila built by Greenlite LLC. Featuring modern design, this home is built on an infill site and features extensive daylighting to reduce electrical lighting needs. That energy savings is augmented by a solar hot water system, radiant slab heating, and Energy Star appliances throughout.  FSC certified maple cabinets, Paperstone Countertops, wool carpet, and a metal roof are among the green material choices.  The site was developed such that no potable water irrigation is required for the landscaping, and dual-flush toilets were used as an in-home water saving strategy. The home is also located within ¼ mile of a public transit stop.

Some of the many green features of the project include:

Site and Water Protection

• Home was built on an infill lot
• Landscaping will require zero potable water use
• Minimum of 30% of existing trees were retained on the site.
• Amended soils depth to 12 inches
• Used pervious material for a minimum of 1/3 of total area for driveways, walkways and patios
• Use of drought tolerant plants as landscaping
• Designed infiltration system to manage rooftop runoff
• Installation of dual flush toilets in the home
• Home is within 1/4 mile of a public transit stop

Energy-Efficiency

• Used solar design strategy including extensive daylighting and planting of deciduous trees on south side of house
• Solar hot water system designed to provide at least 40% of homes hot water needs
• Hydronic slab to provide heating for home
• Heating equipment located inside the heated space
• Used on-demand hot water heating inside the heated space
• Energy Star appliances throughout

Material Use

• FSC certified maple used for cabinets
• Used recycled content siding with a 50-year warrantee
• Use of recycled content composite countertops
• Home contained no vinyl in windows, flooring, or siding
• Installed a metal roof
• Installed a built-in recycling center
• Powered at least one jobsite vehicle with biodiesel

Indoor Air Quality

• Garage detached or air-sealed from house
• Use of Low VOC paints and adhesives on all surfaces
• Ventilated with fans after new finish applications
• Selected formaldehyde free cabinetry, plywood and composites
• Installed back dams or sloped sills at all windows
