Delridge Neighborhood Development Association
Project: Croft Place Townhomes

This month’s featured project is Croft Place Townhomes, a 3-Star townhome project in Seattle’s Delridge Neighborhood. Developed by the Delridge Neighborhood Development Association, the 21-unit project is a model of quality, environmentally friendly affordable housing. Winner of the 2008 Built Green Hammer Award in the multi-familiy low-rise category, this project not only incorporated green design and building strategies, but also took the next step to include community residents in designing community-wide artistic elements to establishing a sense of place. Croft Place Townhomes is one of the great examples here in the Pacific Northwest that demonstrates how green building can be realistic for affordable projects.

Some of the many green features of the project include:

Site and Water Protection

  • Home was built on an infill lot
  • Landscaping will require zero potable water use
  • Existing native vegetation and trees were preserved
  • Minimum of 30% of existing trees were retained on the site
  • Amended soils depth to eight to ten inches
  • Wood waste from site was ground for re-use
  • No turf grass used
  • Used low-toxic outdoor lumber for landscaping
  • No clearing done during winter months
  • Buildings clustered to provide sense of community
  • Homes are within 1⁄4 mile of a public transit stop

Energy-Efficiency

  • More than two percent of energy for homes provided by solar photo-voltaic panels
  • Homes modeled to be ten percent more energy efficient than code
  • Fully insulated corners and interior/exterior wall intersections
  • Centrally located heating system inside the heated space
  • Located water heater within 20 feet of highest use
  • Used comprehensive approach for lighting design and used Energy Star® compact fluorescent lighting fixtures
  • Energy Star® heating equipment, refrigerators, washing machines and dishwashers

Material Use

  • Implemented comprehensive recycling plan and educated sub-contractors
  • Used recycled content carpet and carpet pad
  • Used rapidly renewable flooring products
  • Installed a 50 year siding product with recycled content
  • Installed a 40 year roofing product with recycled content
  • Used recycled content foam insulation
  • Used reclaimed materials for landscaping walls
  • Used recycled plastic lumber for decks and porches
  • Installed a built-in recycling center

Indoor Air Quality

  • Use of Low VOC paints and adhesives on all surfaces
  • Ventilated with fans after new finish applications
  • Selected formaldehyde free cabinetry, plywood and composites
  • Installed back dams or sloped sills at all windows
  • Took measures to reduce dust in construction process
  • Installed ductless heating systems
