The latest end-of-year numbers reveal a downturn in both single-family and multifamily homebuilding from 2022 to 2023. As of December 31, 2023, the number of single-family permits stands at 6,053, reflecting a year-on-year decline of 16% compared to 2022 figures. Similarly, multifamily permits have seen a substantial decrease, with 11,201 permits issued as of the same date, indicating a sharp year-on-year decline of 43%.

Housing Inventory Still Well Below Healthy Levels

Despite a modest increase in housing inventory for sale in King and Snohomish counties during September—reaching the highest levels seen all year with 1.13 and 1.26 months’ supply of inventory respectively—these figures are still well below the four-to-six month range that many industry analysts consider to be an indicator of a healthy market. The continued high demand and low supply is driving year-over-year price hikes of more than 14 percent in both counties.

Region Sees Continued Decline in Supply of Homes for Sale

Housing data highlighted in the latest Builder's Bulletin show our region continues to face a severe inventory shortage, with only 1.14 months' supply of homes for sale in Snohomish County and less than one months' supply in King County. The November median price of single family homes and condos rose more than 15 percent year-over-year in both King and Snohomish counties.
