The LIV Wallingford project epitomizes the new generation of Small Efficiency Dwelling Units (SEDU), which are being built in increasing numbers in Seattle. SEDU units are generally 150- 300 square feet in floor area and have their own kitchenette, sleeping area, and bathroom. Many argue that SEDU developments are an important part of the housing solution in Seattle (architects Neiman Taber have written extensively on the topic). These apartments are affordable, livable, and engender a sense of community amongst the residents and neighborhood.

In SEDU projects, small units are often balanced by generous common amenities both inside and outside, and LIV Wallingford is no exception-the large rooftop deck offers great views, a hangout area with a barbecue, and significant green roof space.

A big part of the sustainability story for this project comes from its location. Located in the heart of Wallingford, it boasts a Walk Score of 89, which means most typical daily errands can be accomplished on foot. This lessens the tenants' dependency on cars and reduces the project's carbon footprint.

The building is also sustainably constructed, achieving a Built Green 4-Star rating. Utilizing a liquid-applied air and weather barrier, the enclosure is significantly air and weather tight. Hot water needs are some of the biggest loads on multifamily buildings, and LIV Wallingford generates hot water very efficiency using condensing gas hot water tanks with a 99% thermal efficiency. Water is then used sparingly via low-flow plumbing fixtures. The units feature LED lighting, very efficient and quiet bath exhaust fans, hard surface flooring, and abundant daylight. Lighting throughout the common areas is on motion sensors.
